Need to build a car detailing/washing studio. the theme of the studio should be aesthetic and not very loud. I am planning 2 wash bays, one small office. place office in such a way that I am able to look at both the wash bays, do not add - lounge, storage and the pantry, instead give me clear pathway for the cars to enter the studio, get washed and exit , show the road in the floor plan. if possible include a parking as well.

3 bedrooms 1 bathroom 1 large open-plan living room and kitchen 1 utility room that serves TWO purposes: it must contain a pellet heating boiler and also function as a pantry/storage room. This must be ONE room, not two separate rooms. The room should have enough space for the pellet boiler, heating equipment and pipes, with the remaining space for pantry shelves and food storage. A separate garage located outside the main 120 m² house. The kitchen and living room should be open-plan and spacious. Place the pantry/boiler room close to the kitchen for easy access. Create a practical layout with minimal wasted hallway space. Make the bedrooms comfortable and private, and position the bathroom conveniently between the bedrooms and living area. The 120 m² refers to the house itself; the separate garage should not be included in the 120 m².
